Managed by the German real estate company ECE a leader in the sector, the LEED® certified shopping center has a total area occupied by commercial activities of about 47,000 m² (130 stores, the mall and an area entirely dedicated to “food”) developed on 2 floors above ground. There are also 92,000 m² of parking space distributed on 2 underground floors: for all these reasons it is the first LEED® Platinum shopping mall in Italy according to the LEED® Core and Shell v2009 rating.
The LEED® certified shopping center has high sustainability performance in multiple areas such as: the building envelope exceeds the regulatory minimum thermal performance requirement by 20%. Sustainable mobility is promoted with optimal access to public transportation and eight charging stations.

Commissioning is a prerequisite for LEED®, the main purpose of which is to ensure that buildings and facilities are designed, constructed, and delivered to clients according to clear and well-defined criteria. The benefits of the process, if implemented on time, are:
– increases in occupant productivity
– containment of construction costs
– shorter plant commissioning times
Energy model activity allows for the comparison of two models of the same building, baseline and proposed, the former built according to Ashrae 90.1 Appendix G and the latter in accordance with the project. The result is a snapshot of the building’s consumption. The comparison between the two models allow to calculate a percentage savings in energy cost.
This activity involved the drafting of a performance measurement and verification plan that describes the measures to support the monitoring of building consumption: the methods for creating the baseline model according to IPMVP are described, consumption adjustment factors are defined, and corrective measures applicable in cases of significant deviations of actual consumption from the expected baseline consumption are defined.
