LEED^® Gold certification office building in Rome

PROJECT DESCRIPTION

This LEED® office building is located in Piazza dell’Agricoltura in Rome, 24. The certification achieved is LEED® Core and Shell v4 level Gold. It is located in the EUR business district, and is a building of seven floors above ground and two basement floors for a total project area of about 40,000 m2. Since it is a property constrained by Sovraintendenza Capitolina, the existing load-bearing structure has been entirely maintained as well as the original facades made with curtain-wall system. In order to meet the high standards of energy performance, both of the Italian regulations and the Ashrae 90.1.2010 standard, the building has been equipped with a second, transparent, internal “skin” consisting of glazed components with a high solar factor, which ensure the well-being of the interior spaces in terms of solar irradiation. Interior spaces are conditioned through 4-pipe fan coils with integration of mechanical venilation produced by recovery units, in compliance with Ashrae 62.1:2010 standard. LED luminaires are controlled through daylight sensors.

Fundamental and enhcanced commissioning

Commissioning is an activity whose primary purpose is to ensure that buildings and facilities are designed, constructed and delivered according to the client’s requirements. The benefits of the process, if implemented on time, are:
– increases in occupant productivity
– containment of construction costs
– shorter plant commissioning times
Enhanced commissioning, added to fundamental commissioning, involves the preparation of documentation to support the following plant management and the implementation of plant testing at 10 months after occupancy.

Energy modeling

Energy model activity allows for the comparison of two models of the same building, baseline and proposed, the former built according to Ashrae 90.1 Appendix G and the latter in accordance with the project. The result is a snapshot of the building’s consumption. The comparison between the two models allow to calculate a percentage savings in energy cost.
